Building a villa in Dubai is not a weekend decision. It takes months of planning, multiple authority approvals, and a contractor who understands how Dubai actually works — not just how construction works in general. The approval process alone trips up most clients who come to us after a bad experience with their first contractor.
Favoritehome has been building villas across Dubai since 2014. We manage every stage in-house, from initial design and authority submission right through to handover. No middlemen, no subcontracted approval consultants, no surprise costs showing up on your final invoice.
If you are planning a new villa build, an extension, or a structural upgrade on an existing property anywhere in Dubai, call us on +971 55 5339596 or WhatsApp us at +971 50 392 2777 to book a free site visit.
We handle full ground-up villa builds on freehold and leasehold plots across Dubai. That covers architectural drawings, structural design, authority approval submission, foundation and structure, MEP installation, interior finishing and final handover with all documentation. We work in Emirates Hills, Palm Jumeirah, Arabian Ranches, The Meadows, Jumeirah Golf Estates, Damac Hills and most other freehold communities in Dubai.
Adding a floor, extending the ground floor footprint, converting a garage into a living space, or building a roof terrace all require fresh authority approval and updated structural drawings. We produce the drawings and manage the submission ourselves. You do not need a separate approval consultant.
Removing load-bearing walls, replacing ageing foundations, reinforcing columns and beams on older villas. This type of work requires a structural engineer sign-off and civil defence clearance before any work can start. Our team handles both. If you are not sure whether your planned change counts as structural work, read our guide on Dubai Civil Defence approval before you proceed.
Most clients arrive having already spoken to two or three contractors and received completely different quotes. The reason the numbers vary so much is that most contractors leave approval fees, structural consultancy and MEP out of their base price. We include all of it from the start.
Here is how a new build runs from the day you call us to the day we hand you the keys.
We visit your plot, review the community guidelines from the relevant authority and tell you exactly what can be built before you spend anything on drawings. The relevant authority depends on where your plot is located. DM covers most of mainland Dubai. Trakhees covers JAFZA, some parts of Palm Jumeirah and several free zones. Emaar and Nakheel have their own NOC processes for master-developed communities.
Our team produces full architectural drawings, structural calculations and MEP layouts to Dubai Municipality standards. Everything is produced in-house and submitted directly from our office.
We submit to the relevant authority and manage the full approval process. DM approvals typically take 4 to 8 weeks from submission. Trakhees and Emaar NOC timelines vary depending on project complexity. We keep you updated at every stage. If you want to understand the full Dubai approval landscape before your project starts, read our Dubai Municipality approval process guide.
Once approval comes through, ground breaks. Most plots in Dubai require pile foundations based on soil conditions. We conduct soil testing and walk you through the results before any pouring starts. No assumptions, no surprises.
Mechanical, electrical and plumbing work runs in parallel with structural completion. All MEP is designed to Dewa, Dubai Civil Defence and Etisalat requirements. Our MEP engineers stay on-site throughout this phase. We do not hand this off to a separate subcontractor team you have never met.
Once the shell is complete, our interior fit-out team handles the rest. Flooring, joinery, kitchen fit-out, bathroom tiling, lighting, built-in wardrobes. We can complete the full interior under the same contract. For full details on what our fit-out service covers, visit our interior fit-out services page.
We manage the final inspection with the relevant authority and hand over your villa with full documentation. That includes approved drawings, the completion certificate, MEP as-built drawings and all warranty certificates in one folder.
Construction costs across Dubai vary based on plot size, community regulations, finishing grade and which authority is handling your approval. Below are realistic numbers for 2026 based on projects we have completed.
Including structure, MEP and standard finishing.
Premium materials, upgraded MEP and high-spec finishing.
Custom design, imported materials and smart home systems.
These figures cover structural work and standard MEP. They do not include your plot cost, authority approval fees, landscaping or pool construction. Approval fees vary by authority and are calculated on built-up area for DM projects. Trakhees and Emaar have separate fee schedules.
We provide a full written cost breakdown including authority fees before any project starts. For a deeper look at how renovation and construction costs break down by room and community across Dubai, read our Dubai villa renovation real costs page. Many of the cost factors carry over directly to new builds.
We have active villa construction and extension projects running across Dubai right now. Communities we regularly work in include:
If your plot is in a community not listed above, call us on +971 55 5339596. We work across all Dubai jurisdictions and will confirm the right approval authority for your specific plot before your first site visit costs you anything.
There are hundreds of contractors in Dubai. The difference between a project that finishes on time with no disputes and one that drags on for two extra years usually comes down to three things: whether the contractor knows the approval system, whether they manage the full scope themselves, and whether the contract you signed actually protects you.
We do not pass your structural work to one company, your MEP to another and your fit-out to a third. One contract, one project manager, one point of contact from design to handover. When something needs attention after handover, you call one number.
We have handled DM, Trakhees, Emaar NOC and Nakheel approvals for over ten years. We know what gets rejected and why. Most rejections in Dubai happen because drawings do not match community guidelines or NOC conditions were missed. We check both before submitting anything. Read our Trakhees approval guide if your plot falls within a Trakhees jurisdiction.
Every project starts with a fixed-price contract. If a cost changes for a reason outside our control, we tell you immediately and agree the change in writing before we proceed. Nothing gets added to your final invoice that was not discussed beforehand.
Every new build and extension we complete is designed to Dubai Civil Defence fire safety standards from the beginning. We do not bolt compliance on at the end as an afterthought. This means your completion certificate comes through clean, without delays or rejection cycles. Our Dubai Civil Defence approval guide explains exactly what DCD requires on any construction or renovation project in Dubai.
A standard 5,000 to 7,000 sqft villa in Dubai takes 12 to 18 months from design start to handover. That includes 4 to 8 weeks for authority approval, 2 to 3 months for foundation and structural work, and 3 to 4 months for MEP installation and interior finishing. More complex designs, Emaar or Nakheel projects, or ultra-luxury builds generally run 18 to 24 months. We give you a realistic timeline at your first site visit, not a number designed to win the job.
Yes, if your plot sits inside a master-developed community such as Emaar, Nakheel, Damac or DMCC, you need a developer NOC before any authority will process your application. We handle NOC applications as part of our full approval service. Read our Emaar NOC guide for a full breakdown of how that process works and how long it takes.
Basement construction is permitted in some communities but restricted or completely prohibited in others, particularly on the Palm and in low-lying coastal areas. It also adds significant cost. Waterproofing, tanking and soil retention work typically adds AED 200 to AED 400 per sqft on top of standard construction costs. We assess basement feasibility as part of your free initial site visit.
Dubai Municipality covers most of mainland Dubai. Trakhees is the regulatory authority for JAFZA, Dubai Maritime City, some areas of Palm Jumeirah and several other free zones. Your plot's jurisdiction determines which authority you submit to, and the two have different drawing standards, fee structures and inspection processes. We identify your authority in the first five minutes of your site visit.
Yes. Once the structure is complete, our interior fit-out team takes over. Flooring, joinery, kitchen fit-out, bathrooms, lighting, custom built-ins. This is available as a combined contract from the start or as a separate scope after structural handover. See our commercial and residential interior fit-out services for more details.
Call +971 55 5339596 or WhatsApp us at +971 50 392 2777. We will arrange a free site visit, review your plot and community guidelines, and give you a straight answer on what is buildable, what it will cost, and how long it will take before you commit to anything.
